Where do you get your deals?
We source our deals from a variety of avenues including real estate agents, trust and probate attorneys, wholesalers and other investors.
What's the catch?
The catch is to collaborate and build relationships. We want to empower our customers to do multiple deals with us.
Do you represent me?
We do not represent you and you do not owe us any commissions.
How do you make money?
We make money by purchasing and reselling properties for a profit. We strive to do more units as that is what builds relationships.
Are your deals any good?
We understand that there is a lot of noise in the marketplace. We try to hone in on your buying criteria so we can connect you with the right deal that works for you without wasting time.
Why do I need to have a meeting with you?
Building a working relationship starts with trust. It is our understanding that meeting virtually or in person is the best way to start a long lasting business relationship.
What areas are most of your deals located in?
We primarily do business in all counties in Southern California and Northern California.
How do I buy a deal from you?
You connect with one of our real estate agents and you have a short meeting with the agent so you can understand our process. After the meeting you will start receiving our deals and you can pick the deal you’re interested in purchasing. The agent will help you throughout the process in order to make your purchase. Our agents do not represent you and you do not pay them a commission.
Can I use a conventional loan?
Unfortunately, the types of properties we deal with do not qualify for conventional or FHA financing. The purchase has to be made with cash, hard money or private money.
Can I have an inspection period?
We do not offer inspection or option periods. All due diligence must be done prior to contracting.
How many deals do you get a week?
We’re constantly working hard to provide more opportunities to investors as finding great deals is hard. Currently, we are sending out 7-10 deals every week to our investors.
What is the typical closing time frame for each deal?
We strive to close these deals as soon as possible. Most deals close within 10-14 days. In some rare cases, some deals may take longer to close because of issues with title, occupancy and other unforeseen circumstances that occur.
